The move-in inspection
- It must be done within one week before or after you move in.
- You and the landlord walk through the unit together and record its condition, room by room, on a written report.
- Both of you sign it, and the landlord gives you a copy.
- Take dated photos and video as well, especially of anything already damaged.
The move-out inspection
- It must be done within one week before or after you move out.
- The landlord should offer you at least two different times between 8 a.m. and 8 p.m., on two different days that aren't holidays.
- If you don't attend after being offered reasonable times, the landlord can do it without you.
- If you disagree with the report, you can write down why on the report before signing it.
Why it matters
If the landlord doesn't complete both reports as the RTA requires, they can't take the cost of damage out of your security deposit. They can still claim for unpaid rent, or go to the RTDRS or court for damage. Both reports are kept for at least 3 years after the tenancy ends.
Tips
- Check walls, floors, appliances, windows, blinds, smoke alarms, taps and toilets.
- Test that appliances and heat work.
- Write the meter readings on the report if you pay utilities.
- Keep your copy of the report somewhere you'll find it when you move out.
